Latest survey shows house prices in Donegal begin to rise

House constructionThere is some positive news for the property market in Donegal. That’s according to the latest survey from property website MyHome.ie.
According to the website, the last quarter of 2013 saw the first increase in house prices in the county for three years.
The median price for a four-bed semi-detached home rose by 5.9% to €89,500 in last quarter of 2013.
While a first increase in prices since the first quarter of 2010 will be welcomed, it can’t disguise the fact that it has been a bad year for property prices in the North West. Donegal remains the only place in the country where the asking price for a 4 bed home is under €100,000, while prices have fallen by more than 40.3% since they stood at €150,000 a year ago.
There was another fall recorded in the price of a 3 bed semi, as it fell back by 2.3% to €75,000 – leaving Donegal on a par with Longford as the cheapest place to buy a home at present. While the pace of decline did slow in the last quarter, prices have fallen by 41.9% in the year having stood at €129,000 this time last year.
Nationally the mix adjusted asking price continued to show moderation in the rate of decline, down 0.9% in Q4. This is the lowest rate of decline in the past six years. The mix adjusted asking price nationally now stands at €189K, down 5.6% on a year ago.
